Baytree – Fenny Lock

Baytree

Project Summary

Burrows Graham was appointed to undertake civil, structural and highway engineering design services for two distribution warehouses on a 10-acre site in Milton Keynes, with a combined floor area of 180,000 sq ft. The engineering design incorporates vibro stone columns for ground improvement and a mixture of specialist retaining wall solutions to deal with challenging site level constraints. Long span rafters and trusses are used in the steel frame design to minimise the number of internal columns and achieve a clean mono-pitch roof profile.

Burrows Graham also completed the design and approvals of S278 off site highway works with Milton Keynes Council, with whom the BGL team have a longstanding relationship having completed numerous S278 and S38 schemes in the Milton Keynes area over the past 2 decades. The highway works consisted of works to the Fenny Lock roundabout adjacent to the junction of the A5 with Bletcham Way to form a new arm on the existing roundabout and site access road. The scope also included a new off site redway (cycleway/footway) and footway link to the existing redway network and a new bus stop on Bletcham Way. The works were carried out under a S278 agreement with Milton Keynes Council

Key Engineering Challenges

  • Review of multiple ground engineering solutions to suit ground conditions
  • Retaining walls of varying construction to accommodate sloping topography of site
  • Large span mono-pitch frame structures, with up to 32m span valley beams
